According to Village Preservation, this graphic shows the scale of a mixed-use building that could be constructed — without any affordable housing — at 46 Cooper Square under the Soho/Noho rezoning that was approved on Dec. 15. With an F.A.R. of 12, the building could be 275 feet tall, using air rights from adjoining lots, with no affordable units. At a July 8 meeting on the Soho/Noho rezoning, a City Planning official cast a worried glance in the direction of a Downtown activist who had just shouted, "That's an insult!" after Sylvia Li, speaking on the mic, called the Community Alternative Zoning Plan "magical thinking" and, basically, a fraud.
